OSRS Player-Owned House (POH) Guide: Building Your Hub

Your Player-Owned House (POH) in Old School RuneScape is more than just a place to train the Construction skill; it's a powerful, customizable utility hub that can drastically improve your efficiency across the game. From restoring stats and Prayer to offering unlimited teleports and convenient storage, a well-built POH is an essential asset for any serious player.

Getting Your House

  • Purchase: Talk to any Estate Agent located in major cities (Varrock, Falador, Seers', East Ardougne, Hosidius, Prifddinas). Buy the basic starter house (a small Garden and Parlour) for 1,000 GP.
  • Daddy's Home Miniquest: Completing this easy miniquest (starts in Varrock) rewards a free starter house located in Rimmington.
  • Location: Your house starts in Rimmington by default. You can pay an Estate Agent to move it to other locations (Taverley, Pollnivneach, Hosidius, Rellekka, Brimhaven, Yanille, Prifddinas) once you meet the required Construction level (non-boostable). Rimmington, Hosidius, Rellekka, and Prifddinas are popular choices due to proximity to teleports or other features.

Building and Customizing

  • Building Mode: Enter your house portal with "Building Mode" toggled ON (in House Options settings or via right-click on portal). This allows you to add/remove rooms and furniture. You cannot drop items in building mode.
  • Adding Rooms: Click on door hotspots ("Build" option) to add new rooms. Requires specific Construction levels and GP cost per room. Rotate rooms to fit your layout.
  • Removing Rooms: Right-click door hotspots to remove adjacent rooms (cannot remove rooms supporting upper floors). Remove furniture first if you want to reclaim specific items (like mounted capes).
  • Moving Rooms: Use the House Viewer (in House Options settings) to rearrange your existing rooms for free.
  • Building Furniture: Click furniture hotspots within rooms to build items (tables, chairs, altars, pools, portals, etc.). Requires specific materials (mostly planks, cloth, bars) and Construction level. Use a Saw and Hammer.

Essential POH Features & Rooms

These are highly recommended additions for maximum utility:

  • Superior Garden (65 Construction):
    • Spirit Tree/Fairy Ring (95 Construction + 83 Farming): Combines two powerful transport networks. Huge QoL improvement.
    • Restoration Pool: Rejuvenation Pool (85 Con) / Fancy (80 Con) / Ornate (90 Con). Ornate pool restores HP, Prayer, Run Energy, Special Attack, and cures poison/venom. Game-changing utility.
  • Chapel (45 Construction):
    • Altar: Oak (45), Teak (60), Mahogany (65), Limestone (70), Marble (70), Gilded (75). Gilded Altar with two lit Incense Burners (any tier, 30 Firemaking) offers the fastest Prayer training method (350% XP bonus).
  • Achievement Gallery (80 Construction):
    • Jewellery Box: Basic (81), Fancy (86), Ornate (91). Ornate provides unlimited teleports for Rings of Dueling, Games Necklaces, Combat Bracelets, Skills Necklaces, Rings of Wealth, and Amulets of Glory.
    • Portal Nexus: Tier 1 (72), Tier 2 (82), Tier 3 (92). Stores numerous teleport destinations accessible from one interface. Saves significant space compared to Portal Chambers. Requires runes/tablets to add teleports initially.
    • Occult Altar (90 Construction): Allows switching between all spellbooks (Standard, Ancient, Lunar, Arceuus). Requires Ancient/Lunar/Dark Altars built first.
    • Cape Hanger: Display and utilize perks of accomplishment capes (e.g., Construction Cape for POH teleports).
  • Workshop (15 Construction):
    • Repair Stand: Cheaper repairs for Barrows/Void armour than NPCs.
    • Workbench: Build flatpack furniture (useful for training/selling).
  • Portal Chamber (50 Construction): Build up to 3 teleport portals per chamber. Useful before unlocking/affording a high-tier Nexus.
  • Study (40 Construction): Build Lecterns to create teleport/enchantment tablets (requires soft clay + runes). Useful for Ironmen or making specific tablets.
  • Costume Room (42 Construction): Store dozens of Treasure Trail/Holiday/Misc outfits, saving massive bank space. Requires flatpacked furniture to build storage units.
  • Kitchen (5 Construction): Provides unlimited basic supplies (bowls, buckets, etc.). Oak Larders (33 Con) are a popular early/mid training method. Higher levels unlock better stoves/spice racks.
  • Bedroom (20 Construction): Needed to hire Servants (requires 2 beds).
  • Menagerie (37 Construction): Store pets, freeing up bank space and follower slot.

Training Construction

Construction is trained by building furniture. Faster methods involve repeatedly building/removing high-XP items using a Servant (Butler preferred, requires 40 Con) to fetch planks from the bank.

  • Popular Methods:
    • Crude/Wooden Chairs (Early levels)
    • Oak Larders / Oak Dungeon Doors (33/74 Con - Good XP, Moderate Cost)
    • Mahogany Homes Minigame (Slower XP, Much Cheaper - See Mahogany Homes Guide)
    • Teak Garden Benches (66 Con - Faster than Oak, Expensive)
    • Mahogany Tables (52 Con - Very Fast XP, Very Expensive)
    • Gnome Benches (77 Con - Fastest XP, Extremely Expensive)
  • See our dedicated Construction Training Guide for detailed methods and costs.

Conclusion

A well-developed Player-Owned House is one of the most powerful tools in OSRS, offering unparalleled convenience and efficiency boosts. While Construction can be expensive to train, the benefits of features like the Ornate Pool, Gilded Altar, Portal Nexus, and Jewellery Box are invaluable for saving time and resources in the long run. Prioritize unlocking these key features to significantly enhance your overall gameplay experience.
